Nanakramguda, once a sleeping suburb of Hyderabad, is now the center of all happennings buzzing with Real Estate activity. The developments have totally shaken up this once sleeping suburb. Small and medium builders also joined in, building hundreds of apartment complexes all around, turning Hitec City and surrounding areas into a concrete jungle. New Projects with refreshing designs started appearing all over Hitec City Area. Foreign Companies like, EMAAR, JURONG etc have also moved in. Several others are entering the fray. BHEL Township is a huge residential township located at Nallagandla. These houses are next to Tellapur. MIG is divided into three phases.
Phase 1 - More than 12 years old colony with mostly 230-250 sq Yd independent houses with lots of shops, schools, banks, bus facility etc etc. It is old HUDA layout, so you will have 40 feet and 33 feet roads mostly.
Phase 2 - It is almost 5 years old. A new HUDA layout with 60 ft & 40 ft roads and almost all house are 200 Sq Yards. It is behind Phase 1, separated by some barren land & urban forestry of a stretch of approx 1 km. Since it is a new colony , you do not have too many shops, commericla establishments etc. City bus facility is also not frequent. Also this colony is next to Mumbai rail way line and if they go a head with MMTS phase 2 , mostly likely you will get a station behind this colony.
These are built by IVRCL and has good internal roads & water supply etc. But as the name suggests, the original built up area is only 666Sft , but ample room for expansion.
Phase 3 - under construction after Phase 2 and it almost comes behind BHEL backside gate. After few KM (may be 2-3 km arial) from this, ICRISAT compound starts. You can not directly buy these Phase 3 houses since Society has to allot them to members yet and then members need to convince the society that they can sell to outsiders.

5. Wipro SEZ at Gopanapalli
Wipro had received formal approval for 100 Acre Special Economic Zone at Vattinagulapalli (1Km from Gopanpalli T Junction). Wipro has done quick work and is going ahead with Construction of Vattinagulapalli Campus.
This is Wipro’s second SEZ near Guchibowli. Part of the Wipro Campus (limited to 16 Acres) at Manikonda beside Polaris is a Notified Operational SEZ. The SEZ site is right beside the road from Gopanapalli to Vattinagulaplli. The road cuts ORR at Vattinagulapalli and proceeds to Gandipet -Shankarpalli Road.
Wipro has awarded Phase1 construction work covering 40 Acres which will have 2 Large IT Park Blocks, to Mumbai based Shirke Group. Prajay Autopolis also envisages three towers comprising an Information Technology Park at the same venue. The IT park will have a total constructed area of 15,08,000 square feet. The Prajay Autopolis is expected to open in the second half of 2008.
12. Waverock
TSI Ventures, a Tishman Speyer and ICICI Ventures joint venture, unvield it’s first world class office facility named “Wave Rock” in Hyderabad located at Gachibowli next to the Financial District.
“Wave Rock” is a unique signature building designed by world renowned architect Pei Cobb Freed & Partners known for landmarks like “the Grand Louvre Pyramid, Paris” and “the Bank of China Tower, Hong Kong”. Tishman Speyer is looking at making the “Wave Rock” an iconic landmark in Hyderabad. It will provide 2.2 million sq.ft. of class A office space.
The first phase of Wave Rock will be completed by the fourth quarter of 2008 and the entire project will be ready by the third quarter of 2009. When completed, it will have the capacity to seat 20,000 people.
13. Techno City At Tellapur
The consortium of Tishman Speyer, ICICI Venture and Nagarjuna Constructions is building the 400-Acre “Mixed UseTownship” at Tellapur.
The project, which will include approximately 20 million SFT of primarily Class A residential and office components and complementary retail, civic and cultural amenities, is expected to cost the partnership US$2 billion to develop. When completed, the development will be home to over 30,000 people and will provide office space that will generate over 35,000 jobs. The project is, by far, the first publicprivate partnership of its size for township development in India.
This will be located strategically just 3 miles from Hyderabad’s Central Business District on a direct route to the area’s new international airport. The CBD already is seeded by a cluster of companies such as Microsoft, UBS, Computer Associates, Franklin Templeton and Infosys.
The consortium will complete 70 per cent of the project in the first phase by 2010 and the remaining by 2014. The consortium put the entire project cost at Rs 5,330 crores including the land cost. This is the highest single residential project in the country surpassing the one in Noida where the authorities had put a project of Rs 1,550 crores for open auction. The consortium already paid Rs 444.26 crores as first installment of land cost for the Tellapur integrated township on 10 Aug 2007.
The consortium has formed an SPV, namely Tellapur Technocity (P) Ltd.
14. Trident Hotel Hyderabad
VBC Group of Hyderabad has joined hands with hospitality major East India Hotels Ltd (EIH) that owns Oberoi group of hotels and a city-based infrastructure player, My Home Group, to set up a five-star deluxe hotel with an investment of Rs 600 Cr at Madhapur. The project is expected to be completed in 36 months by 2010-11.
15. APIIC Knowledge City at Raidurg
The Knowledge City will come up beside Old Mumbai Highway between Guchibowli and Raidurg, 2Km from Guchibowli Junction. The Knowledge City would be virtually an extension of Hitec City in character and business.
The Location is extremely good. The development here will result in transformation of the stretch of land between Whisper Valley Junction and Gachibowli Junction. With Knowledge City Coming Up the Tech Corridor behind Cyber Tower (Madhapaur) will expand to Old Mumbai Highway.
In the recent auction for Knowledge City plots, APIIC generated a revenue of Rs.1,296 crore for 2 plots of 30-acres each. Against the upset price of Rs.20 crore per acre, the first plot, located at vantage point got the highest bid price of Rs.22.2 crore per acre from BPTP of Delhi. The second plot was taken by Bangalore-based company, Purvankar, at Rs.21 crore per acre.
Out of 414-acre Knowledge City, the APIIC so far auctioned 140 acres. Eurokids, a part of Egmont International, is a Denmark-based company that has branches in 29 countries. The company, which was initially into publishing books and making educational toys, now runs India’s largest chain of international pre-schools.
